Building Inspection Checklist

When conducting building inspections on Brisbane properties, our professional inspector will consult a comprehensive checklist to ensure no stone is left unturned. The more thorough an inspection, the more information prospective buyers will have to inform their purchasing decision.

We conduct detailed pre-purchase and pre-sale inspections for properties across Brisbane. Our Brisbane building and pest inspections seek to identify a number of defects in a property that require the attention of the prospective buyer. While we can’t list everything that our inspections cover, this checklist outlines some of the major points of interests that we seek to identify for our reports.

Subfloor Defects

The subfloor is the foundation for a floor in a property, and therefore needs to be thoroughly inspected for any defects. Common issues that may affect the subfloor of a home include evidence of rot or termite damage to structural components

Outside of the Building

We inspect the exterior of the building for a number of possible defects, including:

  • Cracking

  • Foundation and structural movement

  • Decay and corrosion to building elements

  • Poor drainage

  • Termite and timber pest evidence

Depending on the severity of these defects, the structural integrity of the property could be compromised. If this is the case, then you will need to seriously consider the costs associated with the repairs, as action will need to be taken in the near future.

Inside of the Building

Walls

When checking the walls of a property, we will ensure that all interior and exterior walls are straight and aren’t displaying any alarming cracks. We also inspect the brick work, tiled surfaces, and pay particular attention to any walls with recent paintjobs or new wallpaper in case they are hiding anything.

We also inspect the outside walls to ensure they are straight and true. In timber houses, sagging weatherboards could mean timber stump's are rotten or concrete stumps or brick piers have started to subside. If this is the case, then the property could be at risk of structural failure and immediate action is highly recommended.

Ceilings

We inspect the ceilings of homes to ensure they are straight and not showing any signs of cracks or movement at the cornices. We also look for stains and mould which may indicate roof leaks or too much condensation. If this is the case, then there may be a severe safety risk for any occupants in that property that should be addressed as soon as possible.
